Can my roof be repaired?

While leaving your home one morning on your way to work, you happen to notice a few missing shingles on your roof. As is the case with many Homeowners, you have not really paid much attention to the roof on your home because it is not leaking. You instantly assume the worst, which is thousands of dollars in replacement cost.

This may not be the case. In many instances common roofing issues can be repaired. The most important aspect is time. As issues linger, repairability becomes less likely. A roof that has been exposed for a period can permit water entry not only into the home but can cause substantial damage to the surface underneath the Shingles. Wood can become saturated and begin to rot. This makes a repair much less likely, as a solid surface to install new shingles to is necessary for a proper repair.

The age of your existing roof is another key factor. As shingle roofs age, the adhesive used to keep everything together also ages. In most cases, the adhesion must be compromised to remove and repair damaged or missing shingles. Proper sealant is a concern on an older roof with ages adhesive. Older Asphalt shingles also become Brittle over time. This can also be a cause for repairs to not be an option.

If you have a roof that has life expectancy and has been installed properly, a repair can be a much less costly option that can also provide time to plan for the Replacement that may ultimately be needed.
